As a company, we cannot provide gas safety or electrical certificates. We have been undertaking energy assessments, legionella risk assessments and P.A.T tests for ARC Scotland for over 4 years. We can carry out Portable appliance testing however, if you require an EICR it would be a cheaper option to have the same electrician carry out the P.A.T  certificate.

We offer a fee of £45 + vat for up to 10 appliances with an additional cost of £1 per appliance if more than 10 appliances require to be tested.

All domestic dwellings require a valid EPC for rental purposes.

Our fee’s are between £50 & £60 + vat dependent on location. Local surveys would not exceed £50 + vat.

We offer a thorough and efficient service and can produce epc’s same day if required.

Legionella Risk Assessments

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or a licence, which includes but not exclusively, residential premises provided for rent by:

  • local authorities
  • housing associations
  • private sector landlords
  • housing co-operatives
  • hostels

We offer a flat fee of £50 + vat for a legionella risk assessment.

What is an Inventory?

The Inventory is a listing of all the contents of a property and a record of the condition of the property. It’s also referred to as a “schedule of condition“. The form is designed to help monitor the condition of the property/items before a tenant moves in and just before a tenant leaves, so it can be made clear what damages, if any, need to be paid for out of the deposit.

This is a step often skipped by landlords’ and tenants’, when it really shouldn’t be. An inventory can prevent a lot of disputes between tenants and landlords, so it’s extremely useful.
